Static caravan insurance is generally cheaper than touring caravan insurance but because the caravan is in a fixed location the risks are different. Before you buy a sited static caravan you can do some simple checks to see if your site is at a higher than average risk of flooding.
When you are considering buying a sited caravan before you do anything else ask the site owners and your potential neighbours if the site has suffered any storm or flood damage. Keep a note of what is said as your insurers will ask the question. Then, armed with the site postcode, you can use the Environment Agencies Flood Map for England and Wales and the Scottish Environment Protection Agencies Flood Map for Scotland. You need to be sure that the postcode is for the site itself and be aware that the site may not at first be obvious on the map. A good way of checking this is to use Multimap. Enter the site postcode and when the map appears click the minus sign once and mouse over the map button, move over to the Ordinance Survey Map square that appears and click. Now click the "Hybrid" button and you should be able to spot the caravans on the aerial photograph and see exactly where they are on the map. Now go back to the flood map, this is at the same scale, and you can see if your site is at risk of flooding. You will want to think long and hard before you decide to buy a caravan on an at risk site.

Virtually all sites require that you have third party or public liability insurance and the most often quoted figure for this is £2 million. This covers you if you are responsible for something which causes damage to someone else's property. Many site owners require that you have comprehensive cover to ensure that you can afford to pay for repairs to or replacement of your static caravan. If they require you to replace your caravan with a new one if it cannot be economically repaired then you need to have New For Old insurance. Many insurance companies will allow you to continue to maintain new for old cover until the static caravan is 20 years old. Which is very goo but they require you to insure your old caravan for the replacement cost of a brand new equivalent model.
Your site owner cannot require you to take their insurance but they can charge you a reasonable fee to check that the alternative policy that you buy satisfies their requirements. All of this, together with the new for old, public liability and other insurance requirements will be set out in an agreement which is a legally binding contract.
As stated above for new for old cover you need to insure your static caravan for the replacement with the nearest equivalent new model, usually delivered to site. For an older market value covered caravan the price is based on how much an un-sited caravan of the same age and condition would cost you delivered to site. You are best to check with local dealers. Often static caravan owners get a shock when they find just how much they have paid for the privilege of having their caravan on a particular site. On a positive note remember you do not have to insure what you paid for the right to the site, just for the replacement caravan, fixtures and fittings and and steps or patios that you attach to the caravan.
